Today I arrived located Unit 121 at 3839 Dry Creek Dr. I investigated the concerns listed by inspector and my findings are as follows. 1- I found unit alarming 33 status code. This code occurs when furnace operates in high stage only when low stage heating fails consecutively two times. If it occurs for more than 180 seconds then the fault lockouts operation. I tested the unit with the code 33 actively flashing, I found low and high stage are completely operational. It’s unclear if there was a dirty filter the day the inspector tested system and limited airflow cause the condition, however the system is fully operational and both high and low stage heating is completely functional no alarms are currently present, I tested the system and placed it in system check mode per the installation manual. 2- The subpanel within spare bedroom #2 has a GE 40a double pole breaker that’s labeled for HVAC, the outdoor HVAC Condenser is rated at a maximum of 20a breaker. After repairs were made I performed the heating evaluation while testing the repair. During the evaluation I found that everything is operating within manufacture specifications at this time. I then placed the system in cooling mode and tested it as well for any faults. Found both portions of the system operating properly at this time. Spoke to the customer about Reme halo and she will have to talk it over with her husband when he gets back to town.
Upon my arrival I performed the heating evaluation on the attic furnace system. The system was shutting down on an over limit switch. After checking static pressure across the coil I found that it was extremely high. I then proceeded to check all the returns in the home and found that 2 of them had filters in them that did not need them since the system has a filter base at the furnace. One of the filters was extremely restricted causing the system to have improper air flow which caused the over limit switch in the air movement cabinet to trip from excessive heat. I removed the filters and rechecked the static pressure. I was also unable to obtain the gas pressures due to the outlet port on the fuel delivery system being damaged. This is will need to be replaced and pressures checked to verify them system is getting the manufacturer recommended pressures delivered. Will be sending options over and getting with the customer about the repair.
Today I arrived back at Mr Weiss’s home. I installed the iFLO Pro device and completed setup of the device. I also had customer install the app on his smart device, we also set up the float switch monitoring software. System is fully operational upon departure collected final payment and left system in auto mode set to 73 currently 75.

Today I arrived and met with Ryan, homeowner. I completed the fall hvac evaluation of the home. I evaluated both performance and safety, I found system is performing very well and all safeties are intact. System is ready to go for winter, I cleaned flame safety system today and I treated the water removal system. Upon departure left both up and downstairs set to 75 in cooling currently 74 in both zones.
Today I arrived and met with Mrs Darlene. I completed the fall evaluation today of her hvac system. I evaluated both performance and safety, system is performing very well like new and all safeties are intact. We spoke about her previous drain issue upstairs in the sink, the condensation was overflowing the sink which indicates the sink being clogged. I explained that using vinegar in the sink drain can most definitely help over time. I flushed the water removal system and treated it while in attic, I also washed outdoor system using water. Upon departure left system in cooling mode set to 73 currently 68 inside.
Today I arrived and met with Mrs Dorothy. We went over the tour of the homes hvac system. I completed the fall evaluation today, while upstairs I flushed the water removal system, system performs well and is in safe condition. While outside I washed the system using water. Customer had concern of bacterial spotting within closet and on one supply register upstairs. With that being said I did observe and verify the spotting observed by customer, I also removed the supply register to find the bucket isn’t totally sealed within the Sheetrock itself. Customer approved service quote at this time, collected 10% deposit and ordered all materials. Upon departure left system operating in cooling mode set to 78 currently 76 inside.
Today I arrived and met Mr Weiss. I evaluated his homes hvac systems for performance and safety. I verified both upstairs and downstairs system is performing well and ready for cold weather. I verified the safety systems for each unit are intact and functional. While completing evaluation I flushed both water removal systems up and downstairs, I also washed the outdoor units using water at this time. Customer made me aware of a constant drain issue he’s been known to have on upstairs system. We spoke about the iFLO and customer agreed to having it installed. Please call and schedule return visit, items are in stock on truck. Customer asked if he can keep his scheduled time next week for me to come back then. Upon departure left both systems operating in cool mode.
Today I arrived and met with Jon, I completed the fall evaluation of the homes HVAC Systems. I evaluated systems for both performance and safety. Both systems upstairs and downstairs have good performance and all safeties are intact. I cleaned the flame safety systems while completing evaluations. Customer concern that the downstairs reme light was off and no longer lit. I verified the light is off, the device is 2019 and out of warranty. I gave customer options for installing updated reme halo LED models. Please email estimates to customer. Upon departure left systems upstairs and downstairs both in cooling mode set to 75.
Today I arrived and met with Jim, he gave me a tour of Unit A. This home is currently not lived in, anticipated renters to move in 11.4.24 The painters were onsite shortly after I began my evaluation. Inside I have a ducted system that conditions 2nd and 3rd floor thermostat located hallway of second floor. I also have a cassette system for downstairs first floor operations. I began with evaluating the upstairs system, I evaluated for performance and safety, system is performing well and safe. I also flushed the water removal system at this time. Downstairs of the cassette system the filter was clean, and the inside of the cassette is full or dirt and debris that has settled on the heat exchanger and the air movement fins. I evaluating outside I found system in proper working order, I washed the unit using water while evaluating. Today I recommend having surge protection installed for this system, I also recommend having downstairs cassette system disassembled and cleaned appropriately
Today I arrived and met with Mrs Robinson, she asked that I begin with the evaluation for unit B first. I had Stephanie send me unit B invoice as I was working on Unit A at arrival. Afterwards I began evaluating unit B, I found Carrier Multizone Zone Heat Pump. 1 Zone is Downstairs Cassette system, the second zone operates 2nd and 3rd floor of the home. I flushed and treated water removal system on 3rd floor, I then cleaned filter on the first floor cassette, I evaluated outdoor unit operations for performance and safety and found it’s operating adequately, I washed the outdoor system using water. I noticed the system doesn’t have any surge protection being the type of system that home has I most definitely recommend having surge protection installed. Please email surge protection estimates, upon departure I left downstairs cassette and 3rd floor unit both set to 74 in cooling mode.
While wrapping up a job in Austin, I spoke with the client about her HVAC system issues. I verified proper voltage at the indoor unit and found the Y wire initially had no voltage. After checking and reinstalling the comfort control, I measured 27 volts on the Y wire and heard refrigerant flow. The client mentioned cooling issues after changing batteries. After testing, the system operated properly, but no repairs were requested for the comfort control upgrade.
In Austin, TX, I spoke with the customer about concerns with her mini split system, including a gurgling sound from the upstairs unit. I found the sound was due to refrigerant flow in the 1/4-inch line. Daryl and I will explore flare fittings for proper repair. If unavailable, replacement may be needed.
Today I arrived in Austin and met with the homeowner. I completed the homes heating evaluation of the HVAC system. I verified system is performing well, and is safe for heating operational in both heat pump heating, and electric/emergency heating. System is very well kept, I checked the filter while in attic and it’s not ready to be changed at this time customer does keep extra filters in attic as well. While in attic I flushed the water removal system and outside I washed the unit using water. Upon departure I left the system in cooling mode set to 74 currently 75 indoors.
Today I met with the homeowner off 3rd street downtown Austin. I evaluated system for performance and safety, system is performing very well and is safe at this time. While completing evaluation I flushed the water removal system and treated it, I washed outdoor unit using water and cleaned dust and cob webs out of the electrical panel. I recommended to John having an ultraviolet light system installed inside unit to prevent bacterial growth, and to have the iFlo Automatic Drain solution dispenser installed as this home has had issues with drain clogs in the past.
Today I arrived in Austin and made entrance into unit number 121 building D. I spoke with the homeowner via phone call once I had completed my inspection. I found that the main comfort control system had failed to communicate with the system. I inspected the inside of the control and found the board had corrosion on the PCB, the shell of the control had obvious paint marks on it, the casing also had dry wall dust all inside of it, it’s obvious that the remodeling contractor removed thermostat from the wall, I believe it may have been contaminated to cause corrosion at that time but cannot say indefinitely. With approval I installed a new EcoBee Pro by carrier, set system up for dehumidify, set schedule to 78 cooling. Upon departure system is set to 78 in cooling, currently cooling and the inside temperature is 82.

Today I met with the homeowners in Austin and evaluated their hvac system. I performed safety and performance evaluation, testing both indoor and outdoor systems. C/s indoor thermostat alarmed on 9/22/24 alarm 72 and 74. The home had experienced a surge at approx 16:54 and lasted 9 seconds before power restored. After customer reset breakers it’s been working. I found the outdoor voltage distribution system is charred and audible when engaged, the starting power is greater than the manufacturer’s maximum rating of 58.3 consuming 66.9amps. I washed outdoor system using water, treated panel using electrical insecticide, and flushed indoor water removal system. Please email estimates to customer as he would like to look over them, he’s not in a rush to make a decision as he currently has a few things going on.
Today I arrived onsite and met with John Armstrong, I verified John’s concern, the HVAC unit up in the attic had a clogged drain line. I flushed the water removal system and then proceeded to flush with about 3 gallons of water, and I added pan-treat tablets to the internal pan as well. Upon departure system is now cooling, currently set to 71 and reading 91 inside the home.
Performed the evaluation on the system in Austin and found everything operating properly at this time. Spoke to the customer about iFLO and he doesn’t think it’s something they are interested in but would like the quote sent over.
Today I arrived in Austin and met with the homeowner, she showed me the home and how to access each of the unit for my evaluation today. Customer has no major concerns at this time, customer provided me with a new air filter for the upstairs attic unit. I changed the upstairs attic unit filter 20x25x4, I also monitored the power and performance of the unit, while doing so I flushed and treated the drain, I also noticed the heat exchanger upstairs is rusty and leaking oil refrigerant. Downstairs I treated the drain and flushed as well, I also inspected performance and power usage. On the outdoor units starting off with the upstairs unit, this unit is low on refrigerant based upon the pressures and the upstairs heat exchangers condition confirms that, the power consumption of the unit is okay at this time. When inspecting the downstairs outdoor unit I found that the pressure were good, power consumption.
WO-TNFR359151 upon my arrival in Austin I performed a hk2B , clean the system is placed system was extremely dirty, cleaned it to our best availability, checked operations after and it is now working much better.
WO-TNFR359123 upon my arrival in Bastrop I performed a diagnostic on system, found that system had no error code and pressures looked good continued to look into system and found that it had a very dirty filter in the return air system, took filter out this will definitely help system move more air into the space, helping it cool better.
Today I arrived in Austin for an evaluation, washed outdoor system, evaluated performed and safety of the system and flushed the water removal system inside. Customer wants to turn the outdoor patio into a conditioned space. She originally wanted to do so by additional ducting, however given the current sizing of the system in combination with the age it’s not recommended to add ducting, it’s better to consider upgrading the current system adding additional ducting at that time so the new system would be equipped to handle that work load, ceiling is 9ft approximately 500sq ft with the exterior being 9ft tall single pane glass panels radiating heat load. Customer would like to receive options of cleaning system, Reme halo with cleanings, and she wants 2 different bids from Daryl for upgrading the system with additional duct, and a quote to add a carrier cassette system for the new conditioned space.
Upon my arrival in Austin I found that the voltage enhancement system was faulted not allowing the compressor to operate. Spoke with Doug about repairs and he chose to go with HN13A. I performed the repair and did the cooling evaluation. Found everything to be operating properly at this time. I searched the system with UV light and was unsuccessful in locating a leak. I also was not able to wash the outdoor condenser off due to no water access. I informed Doug about this and he is going to attempt to come wash it off.
