Today I arrived and met with Miss Vera, What a sweet old lady getting to come out here today really brightened my day. Miss Vera has had some issues going on with this drain coming off of this ductless indoor head, I investigated the issues and I found that the condensation drain line slopes upward, causing an upside down P-trap basically. So when the pan gets full enough, it starts to drain outside but nowhere near fast enough Then it begins to leak, causing the customers concern. Made a phone call and spoke with Mr. Platt daddy Daryl official himself, I explain to him what’s going on and what’s causing the customers concerns and he reassured me. We will take care of this situation and get it fixed up for the customer. I left the customer with the expectation that Daryl will be calling her per Daryl‘s instructions.

Upon my arrival I performed the heating evaluation on the 3 head 1 condenser mini split. Found everything operating properly at this time.

Today I arrived and met the Coons. I completed the fall evaluation today, while doing so I cleaned off the flame safety system and treated water removal system. I verified system performance and that system is safe during gas heating operation as there is zero carbon monoxide detected while in heating operation. Upon departure left system operating in cooling mode set to 77 currently 79 inside.

Upon my arrival I installed iFLO pro on the furnace system. Secured a 3’ piece of 2x4 to the floor in order to mount the iFLO, ran all the wiring, hooked up the float switch sensor and tested the system after set up. System is dispensing properly into the water removal system.

Today I arrived and met with Greg, I found the system alarm for auxiliary G (clogged Condensate line) I found there was a large amount of zooglea present and bypassed the primary drain and safety, this resulted in the external pan filling up and causing the alarm to occur. I spoke with customer about the iFLO Pro and he liked the idea of it but cannot budget it. I gave customer other pricing options HF3 and HF15 however customer cannot afford the options needed. With that in mind customer chose to approve option HF3A with the understanding I was clearing the primary drain and he would have to remove the water in the pan himself in order to restore the Cooling operation. After approval and payment I flushed primary drain and cleaned it out, upon departure system is still in alarm and is currently off as Greg is going to remove the water from the pan himself.

Today I arrived and met with Kathryn, I completed the fall evaluation today. I evaluated system performance and have verified unit is operating well and is safe during operation. I flushed and treated the water removal system today, I also washed outdoor unit using water. System is fully operational and winter ready. Upon departure I left system in cooling mode set to 74 and currently 73 inside.

Upon my arrival I performed the diagnostics on the system from error code 53-42. I found that the OST and the board were failed. I performed both repairs under the 10 year P&L. I then tested the systems operations and found everything operating properly at this time.

Upon my arrival I spoke with the customer about their concerns on the system not cooling properly. I performed a diagnostic and found that the indoor air movement system and the control board are both faulted as well as the system being very dirty. I spoke with the customer about his different options for repair and also went over the age of the equipment as well as the condition it is in. I explained that I will not know how the pressures look during operation or how efficient the outdoor system is operating until a repair is performed. I recommended towards a system replacement giving its age and this being a major repair with the potential to have other major repairs in the future. Customer chose a repair but does want a consult set up to go other replacing. If they go with a new system over repair I informed him the 10% he put down today will be credited towards the new system.

Today I arrived and met with Pam and Lon. I verified concern, heater not turning on. Carrier Furnace PCB had a solid status code (System detects power, No Faults) thermostat shows call for heat. Checked PCB and found it has input 28vac, but no command output to complete call for heat. That accompanied with no faults, I replaced the Furnace PCB Same Day Service. System is covered under 10yr P&L. After replacement of PCB system began Heating and I allowed it to run until it satisfied a 2 degree demand from thermostat. System is heating well, upon departure left system in off mode per customer request.

Upon my arrival I spoke with the customer about the concerns she had with the error code popping up on her system. I performed a diagnostics on the system and found that the water removal system was clogged. I turned this into her heating evaluation and also went over iFlo pro with the customer. I performed the evaluation on the furnace system and found everything operating properly at this time. Customer chose to move forward with the iFlo pro and paid for the 2nd 6 month supply that way we can replace it at her spring evaluation. Once her renewal is ready in September she knows it’ll be $150 each year on top of the maintenance agreement to allow for a new 6 month supply at each evaluation moving forward. Will need to schedule a return date soon to install the iFlo pro.

Today I arrived and met with Jim and Lauren. I evaluated customers hvac today. During evaluation I monitored performance and verified safety systems. System is performing well and safeties are proper. I flushed water removal system within attic at this time I also washed the outside system using water and treated the cabinet with electrical insecticide. I gave customer some options on adding performance enhancement system to bring down starting amperage, please email estimates over. Upon departure I left system operating in cooling mode set to 78.

Upon my arrival I found that the emergency drain pan was full of water. I went through the system to locate where the water was leaking from. I stress tested the primary drain pan, checked the primary drain line, took static pressure across the coil, and checked the pressures. While checking the pressures I found the superheat power then the manufacturer recommends and I adjusted the refrigerant pressure control as the manual specified. I did not see any changes with in the subcool or super heat. The super heat is to low causing the coil to have more saturation then it needs. The air movement system is pulling the excess saturation off the coil and causing it to miss the primary drain pan which in turn is leaking out of the system into the emergency drain pan. I spoke with the customer about what is going on and how I attempted to resolve the issue with no luck. He would like a comfort specialist to come out and quote a system replacement.

Today I arrived and met with Mr and Mrs Odom. I was also met by the dogs who chase coyotes and hogs lol. Beautiful home, people and dogs. Customers complaint of the outdoor system was found icing over when the downstairs wouldn’t maintain temp at 68 in cooling mode. Prior to this it was working fine. With such a sudden change in performance I wanted to check operating pressures and found low, I also noted that the refrigerant caps were set to the side as if someone has checked before me. I then inspected indoor system and found panels off, this confirmed my suspicion that another tech had investigated prior to me, I secured the panels, turned unit back on and once again checked operating pressures. I found no change in pressures which lead me to find that the indoor air movement system had faulted. High voltage was present, low voltage was present but the motor is simply shot. This discovery confirmed my low pressure readings as system will show low pressure with no air movement thro

Upon my arrival in Smithville I spoke with the customer about their concerns with the system leaking water and popping the inline fuse. I performed a diagnostics on the system and found the heat transfer media coil is very rough shape not allowing proper air flow across it. I attempted to locate a manufacturer who carries the parts to repair the system and was unsuccessful. The only place to receive parts for the system is from the the manufacturer that built the home. I informed the customer of my findings and let them know I would not be able to repair the system and that I wouldn’t install a new inline fuse in the system due to the fact that water is leaking into the electrical and can cause major damage or an electrical fire within the home. Customer said they are going to just trade the home in for a different one.

Today I arrived in Smithville we investigated customers concern of biological growth within a portion of home. I noticed within the bathroom the ceiling restroom vent was not sealed all the way and was leaking hot air into the area. Customers said they will seal the hole using spray foam, we talked about adding Reme Halo air purification to the systems as well. While onsite I tested the refrigeration system and verified it’s performing as it should, also noticed comfort control was reading humidity +6% and room temperature -2. I made the corrections to match my psychrometer. Customers signed up for comfort1 plan today. Upon departure left system in cooling mode at 72.

System is getting aged so I spoke with the customer about upgrading his equipment to something newer and more efficient. He has to many other things going on at this time but would like to revisit the idea a little further down the road. Possibly the next evaluation.

I found that when the systems were installed they were never properly converted from natural gas to propane. I finished the evaluation on both systems and found that the fuel delivery system is showing signs of sediments in it causing the flame to bounce on both system, the flame sensor is very corroded on both systems and the voltage enhancement system is low on both system. I spoke to the customers about my findings and my recommendations on both systems.

Today I arrived in Smithville and met with the homeowners. I evaluated the customers HVAC system for performance and tested safeties. I found system is performing very well, has pressure is adequate, and the safeties are all functioning. No c.o detected in home, and I cleaned the flame safety system in the attic today. Upon departure I left system in cooling set to 74 currently 72 inside.

Today I arrived in Smithville and met with the homeowners. I evaluated customer HVAC system today for both performance and safety. System performs very well and gas pressure is healthy. I flushed the water removal system while in attic and treated it. I noticed the flame safety system is pitted, I did clean it while onsite I also left estimates for customer to go over please email them over. Upon departure left system in cooling mode currently 74 inside.

Checking the outdoor system I found that the exhaust removal system is rusted and starting to leak oil. The refrigerant circulation system is operating the best it can given its age. I spoke with the customer about upgrading the outdoor equipment with the new refrigerant coming out at the first of the year. Once this comes out we will no longer be able to get R410a equipment if the system goes down for any reason. I let her know that we would be able to get parts to perform any repairs but at that point she would be spending a lot of money on an outdated system. She is going to talk with her daughter about everything we went over today and get back with us with an answer.

I removed the voltage conversion system and wired the Reme halo straight to the systems main 24 volt supply. Tested it and found that it is back operational again. Continued with the evaluation on the system and found that everything is operating within manufacture specifications at this time. Spoke to the customer about iFlo pro and it’s not something he is interested in at this time.
