Today I arrived and met with Conrad, I verified concern that drain is clogged, I dug deeper only to find that drain sags in between the wall space. The sag in the line is going to create a pocket of water and cause buildup of slime/sludge and lead to clogs. Customers approved installing condensate pump, took deposit today and ordered parts. Will return when parts arrive.
Today I arrived and met with customers, I verified concern and found that the unit shut off due to a clogged water removal system. Seeing that the customer has frequently had issues with this consistently I spoke with them about the iFlo Pro and how it can be useful to them, customers chose repair option and with approval I completed it while onsite today. I installed a triple safe flood safety system, reconfigured the water removal system line, purged and flushed with drain solution, cleaned the indoor system as well as the heat exchanger. I set up the iFlo app and connected to customers internet, I also shared the location with the homeowners. Upon departure system is cooling well set for 70 currently 75 inside.

Upon my arrival I found that the system was running after the breaker was reset by John. I went through the previous fault history on the comfort control and the outdoor board. I found the system did shut down due to a high pressure lockout. Given the previous repairs and the recommendations from technical support the next step is to replace the refrigerant circulation pumping system. I am unable to obtain part information due to the manufacturer being closed. I will get part info in the morning then email options over to John for repair. Depending on the cost of the repair he may want a comfort specialist to come out and quote what a system replacement would be.
Today I arrived and met with Glenda. I completed the cooling evaluation today, I began by verifying system safety and performance. While inside I flushed and treated the indoor drain. I also washed outdoor unit using water and cleaned electrical cabinet. Upon completion left system operating on cooling mode set for 73.

I treated drains and attempted to flush however the drains are conjoined and no way to isolate them without modifications. Today I arrived and met with Carl. I completed the fall heating check, I began by verifying both systems safety and their performance. I changed both air filters today provided by customer and treated the drain lines. Carl had curiosities of replacement comfort controllers, running new thermostat cabling between downstairs indoor to outdoor and while completing evaluation I noticed oil splatter on downstairs system locating a leak. I mentioned this to homeowners and we’ve sat down to discuss options and at this time they are going to hold off with work performed until it’s time to upgrade system or if performance of cooling occurs. Upon departure left systems in heating mode.

Today j arrived and met with Mrs Dorothy and Savannah. I completed the cooking evaluation today. I began by verifying system safety and its performance. I flushed and treated the indoor winter removal system, I also washed outdoor unit using water. Upon completion I left system in off position the way it was found and currently it’s 68 inside.

Today I arrived and met with Allen. Concerns that google nest uses a power extender and it doesn’t have enough wires for the a common. Wants to install ecobee. I offered to run new wire and add the common to the system rather replacing nest thermostat and customer agreed. I ran 18/8 to the thermostat from indoor unit and rewired indoor and thermostat connections. Afterwards I tested system in heat, cool, auxiliary heat, and fan. All functions are proper.

Both systems need the filters replaced. They have not been changed since 1/23/23. I also recommend carbon monoxide detectors within the home.

Before starting the evaluations the customer asked if I would take a look at cooling portion of the downstairs system with warm weather coming soon. I informed them that if i had time after the evaluation I could take a look at it for them. I completed both evaluations and found the upstairs system operating properly in the both the performance and safety aspects. On the down stairs system I found that the combustion exhaust system is pulling more than the recommended amp draw. I had time to check the outdoor systems pressures for downstairs and found that the refrigerant pressure control is showing signs that is faulted indicating it is very close to failure. I went over everything I found with the customer and gave my recommendations. I also went over iFLO for the downstairs system since they have had trouble with the water removal system backing up. Customer asked that I email over all options and she will go over

Customers have a new build home they’ve been living in home less than 6 months. 3 concerns Concern 1, the chandelier within master bedroom is vibrating/rattling, while the hvac system is on. Concern 2, the mini split in the upstairs office above garage is not heating sufficiently when it’s cold outside. Concern 3, the main house heat pump outside has a metal pipe that is not secured to the exterior of the home I verified all 3 concerns and corrected 2 out of 3 Correction 1, I placed system to fan only in high operation mode, I changed system filter and vibration/rattle was gone immediately. I showed customers the filter situation and I also set up replacement intervals on the comfort controller every 6 months. Correction 2, today temperatures are in low 80’s and we cannot test heating load of the carrier ductless system. I did observe the swing panel was directed up, I explained to Mrs Laura how to operate the swing function in order
Today I arrived and met with marina. I completed the fall evaluation today, I verified system is operating safely and that it’s performing well too. I treated indoor water removal system today while onsite and serviced the outdoor heat pump as well. Upon departure customer signed up for comfort plan.

I mentioned to customer I didn’t notice any CO detectors in home I only noticed the smoke alarms. Customer will be allocating co detectors and having them installed. Upon departure I left unit in the heat mode set for 67 currently 69 inside.
Today I arrived and met with the harts, I completed the fall evaluation on the homes hvac systems today. I verified the units in home are all safely operating at this time, they are also performing extremely well. Upon completion and departure I left all thermostats set to auto mode as the customers had them.
Gene was on time, friendly, professional, answered all our questions. He also spent time showing us how to make adjustments on the ecobee. I especially appreciate the detailed reports which give me confidence my unit is in good condition and working as it should be.
Today I arrived and and met with the homeowners Mr and Mrs Chaet. Concern that gas heating was not operating and home was cold. I verified concern and upon arrival home was 62 degrees. I found gas furnace off with ecobee calling for heat, furnace was in alarm for code 13, code 13 referred to code 33 which is low limit trip/lockout. Ultimately I was able to test and verify supply air temperature with new filter, with old filter, I ended up making minor changes to the gas pressure and the air flow to bring down the supply air temperature. I spoke with customer letting him know what’s going on and what’s been done, moving forward he will call back if issue persists. Upon departure I left unit in heating mode set for 72 home is currently reading 74.
Gene went out of his way to explain the thermostat programming and point out CO detector issues!
