Today I arrived and and met with the homeowners Mr and Mrs Chaet. Concern that gas heating was not operating and home was cold. I verified concern and upon arrival home was 62 degrees. I found gas furnace off with ecobee calling for heat, furnace was in alarm for code 13, code 13 referred to code 33 which is low limit trip/lockout. Ultimately I was able to test and verify supply air temperature with new filter, with old filter, I ended up making minor changes to the gas pressure and the air flow to bring down the supply air temperature. I spoke with customer letting him know what’s going on and what’s been done, moving forward he will call back if issue persists. Upon departure I left unit in heating mode set for 72 home is currently reading 74.
Upon my arrival i performed the fall evaluation on 5 furnace systems and one dual head mini split system. I found that the mini split system and systems 1,2,3 & 4 are all operating properly at this time. System number 5 has a combustion exhaust system over amping, the pressure safety switch is not working, burner assembly needs to be cleaned and the air movement system needs to be pulled for a chemical cleaning. Due to all the safety hazards system #5 has I disabled this while on site. I informed the customer of everything I found wrong with the system and they would like a comfort specialist to come out and go over replacement quotes. I also cleaned the filters on the mini split system and replaced all of the furnace filters as well. None of the systems have a CO detector for them and customer said they will purchase their own to install.

Upon departure left system operating in auto mode set for 77 cool and 73 heat, currently 74 inside.

Today I arrived and met with bob and Margy. I completed the fall evaluation today, I began by verifying system safety as it’s currently operating with zero c.o present. I then verified system performance as it’s extremely well. I cleaned off the flame safety system while onsite today, I noticed the comfort control had error 17-06 Outdoor BTM, I went through the checklist and verified pinpoint tests and verified the btm itself is faulted, at this time this poses no risk to the unit operation or performance. Upon departure I left system in heating mode set for 69, currently 69 inside.
Today I arrived and met with Marsha. I completed the fall evaluation today of the homes hvac system. I verified system is safely operating and it’s currently performing well. I did notice the indoor air movement system is very dirty and restricted. I flushed the water removal system and I washed outdoor unit today using water. I spoke with customer about cleaning concerns and condition of unit and she is more likely to take care of the maintenance at end of 2025 or 2026. Upon departure left zone 1 set for 70, zone 2 and 3 are 68 all for heating mode, all zones are currently at setpoint.
Today I arrived in Austin and spoke with the customer via phone call, briefly. I completed the heating evaluation. I verified system performance and verified the unit is safely operating. I cleaned the flame safety system while onsite today, I did note the filter is dirty. Upon departure locked front door and left thermostat in heating mode set for 68.

I checked into their concerns and made adjustments to the humidity percentage and the temperature settings. The system is coming on and dehumidifying properly. With the set temperature the customer prefers the system is not coming on as often as it should to dehumidify because we don’t get a call for cooling with a satisfied thermostat. I spoke with the customer about all the adjustments I made today and let them know that if this gets out of adjustment again then we will have to replace the comfort control. I also went over with the customer about the age of their equipment and the free consults that we offer. Customer has put some consideration into upgrading the equipment but isn’t sure if they are ready yet or not. I let them know they can call the office to have a comfort specialist come out when they are ready to upgrade the equipment to something more efficient. Will email options over for the cleaning that was recommended.

During the evaluation I found that furnace #2 has rust starting to build up on the combustion burner system. I spoke with the customer about this and the potential hazards the rust could cause in the future. She would like the options emailed over so she can look them over and this would on it.
Today I arrived and immediately met with John A from Crowell Home Services. We entered the home and met with Joseph. Joseph gave us the tour and where to find all the HVAC systems within the home. I began my evaluation, today is the fall evaluation of the homes hvac systems. The home has a total of 7 HVAC units, they are all gas furnace Lennox from 2019. Today on all 7 units I verified they were safely operating in gas heating with zero c.o detected during operation. I also verified systems are all performing exactly as designed. I changed the air filters in 3 units today as the customer only had 3 today. I changed the filters for Upstairs Hall, Back Office and Master. John A. From Crowell will be replacing the other 4 same day. While completing the evaluations I cleaned the gas flame safety systems, I also treated the indoor water removal systems. Upon departure I left all thermostats exactly as they were found, untouched.

I tested system performance and verified the auxiliary heating system is safely operating while onsite I flushed and treated the water removal system. I also washed the outdoor system using water. Upon departure left system in heating mode set for 74, currently 74 inside.
Today Mike and I completed the heating evaluation of 7 hvac systems located at Tex-Con off burleson. We tested heating operations and evaluated the electrical safety systems on all units today. We also flushed and treated the water removal systems of all heat pump systems. We washed all heat pump outdoor condensers using water as well. Today we have recommendations for 3 of the units. The back warehouse unit should have the voltage distribution system replaced as it’s charred, and we recommend installing Reme Halo Purifier to prevent bacteria inside system. Unit labeled 6 (Back office unit of texcon that’s located on gas station side) we recommend replacing the voltage enhancement and distribution system on this unit as well this unit is in dire need of a sanitation cleaning. We also recommend installing the Reme Halo LED on this unit as well after the cleaning is performed. Finally unit labeled 5 (back office left hand side unit inside Texcon, also its opposite of unit 6) this unit we
Today I arrived and knocked on the door of the Armstrong Home. I knocked too quietly at first eventually I was able to get inside, I completed the fall evaluation today. I verified system performance as well as safety system is safely operating and home is free of c.o during operations. I cleaned the flame safety system and treated the water removal system today. Upon departure I left system in the auto mode cooling set for 76 and heating 63 currently 71 inside.
Today I arrived and was met with the cleaners, Mrs Tanya was currently in a work meeting whom I ended up meeting in between meetings. I completed the fall evaluation today, I replaced the customers air filter, please note that was the last air filter in attic, you’ll need to order more for next appointment. I cleaned the flames safety system while onsite today and flushed the water removal system. I tested system performance and I verified home is safely operating with zero c.o detected while in operation. Upon departure I left the thermostat set to cooling at 78 degrees currently 71 inside.
Today I arrived and met the customers. I completed the fall evaluation today. I helped customer go through thermostat and educate on a few different topics to help their understanding of the thermostat. I cleaned the flame safety system while onsite today, I verified system is performing well and it’s safe during operation as the home has zero c.o emitted during the time. I inspected the home c.o and smoke alarms and found the c.o alarm is not hardwired nor does it have a battery. The home does have 1 smoke alarm but its serial number appears from 1993. Customer will be updating these alarms for safety, we also went over the cooktop and verified ventilation of the cooktop. Upon departure left system in auto mode cooling is 75 heating is 70 and it’s currently 73 inside.
Today I arrived located Unit 121 at 3839 Dry Creek Dr. I investigated the concerns listed by inspector and my findings are as follows. 1- I found unit alarming 33 status code. This code occurs when furnace operates in high stage only when low stage heating fails consecutively two times. If it occurs for more than 180 seconds then the fault lockouts operation. I tested the unit with the code 33 actively flashing, I found low and high stage are completely operational. It’s unclear if there was a dirty filter the day the inspector tested system and limited airflow cause the condition, however the system is fully operational and both high and low stage heating is completely functional no alarms are currently present, I tested the system and placed it in system check mode per the installation manual. 2- The subpanel within spare bedroom #2 has a GE 40a double pole breaker that’s labeled for HVAC, the outdoor HVAC Condenser is rated at a maximum of 20a breaker. After repairs were made I performed the heating evaluation while testing the repair. During the evaluation I found that everything is operating within manufacture specifications at this time. I then placed the system in cooling mode and tested it as well for any faults. Found both portions of the system operating properly at this time. Spoke to the customer about Reme halo and she will have to talk it over with her husband when he gets back to town.
Upon my arrival I performed the heating evaluation on the attic furnace system. The system was shutting down on an over limit switch. After checking static pressure across the coil I found that it was extremely high. I then proceeded to check all the returns in the home and found that 2 of them had filters in them that did not need them since the system has a filter base at the furnace. One of the filters was extremely restricted causing the system to have improper air flow which caused the over limit switch in the air movement cabinet to trip from excessive heat. I removed the filters and rechecked the static pressure. I was also unable to obtain the gas pressures due to the outlet port on the fuel delivery system being damaged. This is will need to be replaced and pressures checked to verify them system is getting the manufacturer recommended pressures delivered. Will be sending options over and getting with the customer about the repair.
Today I arrived back at Mr Weiss’s home. I installed the iFLO Pro device and completed setup of the device. I also had customer install the app on his smart device, we also set up the float switch monitoring software. System is fully operational upon departure collected final payment and left system in auto mode set to 73 currently 75.
