Today I arrived in Smithville and completed the fall evaluation. I began by verifying safety and performance of the main house unit. I treated the drain today, I also washed outdoor unit using water. When it came to completing the mini split evaluation, the system currently has no refrigerant and the customer explained the repairs needed, he also explained previous tech shut unit off and said not to run it until repair was made. Upon completion left system in heating mode, customer would like to charge unit in summer time.

Today I arrived in Smithville and met with the homeowners. I completed the previously sold work, I installed iFLO Pro device and completed the setup process via WiFi. I completely washed and chemically sanitized heat exchanger, removed blower assembly, disassembled and cleaned outside. I also washed entire cabinet and installed gasket material on all seems of panels. I went to install auxiliary heater and found wrong part has been provided, we’ve ordered the correct one and will return with the correct heat kit.

Upon my arrival in Smithville I spoke with the tenants about their concerns on the mini splits not cooling. After checking pressures I found that the system is extremely low on refrigerant. Cell service was not good so I was unable to get approval to perform a leak search. I did however check over both heads and the flare fittings at the condenser with my electronic leak detector. I found that both mini split heads have developed a leak. Still on the process of locating parts for repair and systems warranty may expire in April or November this year. I was unable to get a clear answer but April would be the earliest expiration. Customer approved to move forward with repair HL4B on both mini split heads. He is currently trying to apply for the financing.

Upon my arrival in Smithville I spoke with the customer about their concerns on the system heating in cool and cooling in heat. I found that the customer had changed their comfort control out to an Ecobee. I went through settings and found that the O/B wire was set to energize in heat when I should be energized in cool. I switched it to energize in cool and checked the system. System is now going into cooling properly. With the temperature it was to hot to check the heating side.

Upon my arrival in Smithville I spoke with the customer about the concerns with the fault code that was presented. I performed a diagnostics on the system and found the pressures were off. I then leak searched the system inside and out to find there is a leak at the heat transfer media coil. While on I site I attempted to recharge the system until to allow the customer to have operation until we return to perform the repair. After adding 7lbs of r410a I found the refrigerant pressure control is faulted as well. The system will be non operational until we can return to perform repairs. I informed the customer of what is going on and that we will return as soon as we can obtain all of the parts.

Today I arrived in Smithville and met with the homeowner. I completed the fall heating evaluation. I began by verifying system is safely operating, unit also performs well. I flushed and treated indoor water removal system, I also washed outdoor unit at this time using water. Customer renewed her comfort plan today, and moving forward on next visit she wants to approve the Solaris. Upon departure I left system operating in cool mode set for 72, currently 72 inside.

I competed the evaluation and found everything operating properly at this time. Customer was in between calls so I was unable to go over options with him but he would like them emailed over so he can view them.

Upon my arrival in Smithville I performed the fall evaluation on one heat pump system. Customer had pointed out that one of the vents was creating bacterial growth on it and asked that I take a further look into the cause. I found that a rodent had gotten in the attic and chewed through the insulation on one of the ducts. I then found the heat transfer media coil and air movement system are very dirty. With the heat transfer media coil being restricted the operating pressures are higher then recommended. The refrigerant circulation pumping system has very high amps draws and the start up amps are well over the max amp draw. I gave my recommendations to the customer on having the system replaced over repaired. She would like to view what repairs would look like and would like have a comfort specialist come out as well. Will need to call next week to try and schedule a time to have comfort specialist come out that will work with their schedule.

Today I arrived in Smithville and met with the homeowner. I completed the fall evaluation today of the homes hvac units. I tested gas furnaces and I verified the home has zero c.o detected while heating. I also verified units perform very well. While onsite I cleaned off the flame safety systems, I also recorded filter part numbers for customer to have so he can order new ones. Zoned unit PGAPXCAR1625-A02 Master side unit PGAPXCAR2025-A02 Upon departure left units in auto mode exactly as they were found.

Today in Smithville I completed maintenance evaluation on both white and brown tiny homes. I had very poor performance coming out of brown home which could be due to the amount of dirt built up on the air movement wheels impeding flow, it’s also possible unit may be low on charge as well. White House unit is performing well however I noticed outdoor at copper flared connections they are leaking refrigerant, spoke with the homeowner and gave options, for now please email estimates. Upon departure left White House set to 60 in heat on both units, brown house left those set for 72 in heat.

During the evaluation I found the heat transfer media coil and the air movement system need to be chemically cleaned. I also found the auxiliary heating system faulted. I completed the evaluation and spoke with the customer about my recommendations and what was found today. Customer had mentioned about the drain line always backing up so I went over iFLO pro with him as well. Today the customer approved HG6A for the auxiliary heating system, HK2B for the chemical cleaning and the installation of iFLO pro. We will need to schedule a return to perform all of these on the same day. Customer put $250.00 down today and will pay the rest upon completion. If his contractor can’t install iFLO pro on the new home he will also be reaching out about having it added there as well when they get ready to move in.

I did find bacterial growth inside the air handler. I went over Solaris with the customer and presented the different options. She would like the options emailed over to further view and also asked about adding a return filter base to the system. I will be getting with Daryl about the return filter base.

Upon arrival in Smithville I met with the home owner. I verified concern that there were multiple wires burnt and appeared to be melted. I verified all 3 heaters and found good resistance, I verified all other components and deemed the burned wires to be either from a wire nut that came loose causing short of the harness itself became loose and caused too much heat. With approval I completed a completed electrical system renovation, I removed all wiring, replaced wiring and all terminals, replaced air movement control board, installed new air movement relay, new voltage conversion system, new voltage enhancement system and I performed a cleaning of the cage. Afterwards I verified system has a 20 degree rise in heat using 15kw @medium speed. Left system operating in heat set for 70, it’s currently satisfied at 70. Customer also signed up for maintenance today.

Upon my arrival in Smithville I performed the fall evaluation on one furnace system and one mini split. Found everything operating properly on the mini split system. On the furnace system I found the combustion exhaust system is dripping condensation from the pvc pipe this needs to be glued back together to prevent the condensation to continue dripping. Found everything else on the furnace operating properly at this time.

Today I arrived in Smithville and completed the heating evaluation. I treated the water removal system inside, washed outdoor unit using water and treated electrical panel. I verified system performance and that it’s safely operating at this time. Upon completion left system operating in heating mode set for 67 currently 72 inside.

Today I arrived in Smithville and gained access to building via master lock outside the main entrance using the code provided. I completed the heating evaluation today of both hvac systems. I found the units are safely operating and are clean, I noticed the main unit for the front of the building (unit 1) is not operating both stages of heating appropriately. I found the comfort control is what’s not allowing the heating system to be controlled properly, have left Carrie a voicemail. System #2 I found the operating amps for the refrigerant circulation pumping system to be slightly higher then normal. I spoke with the customer about my concerns and she would like the options emailed over so she can see if this is something she wants to take of now or if she will give it a little time to see how the system continues to operate. Left both systems operating in heat and renewed both service agreements.

Today I arrived in Smithville and met with the homeowner. His complaint was the heating system stays on no matter if the thermostat is calling for it or not. Been using the breaker to turn it off and back on when needed. I verified concern, I then found that there were multiple burnt wires, heating system controls were all stuck and not disengaging. With customer payment and approval I required the heating control system and replaced multiple heating controls, I also installed new voltage conversion system, installed inline fuse and replaced the air movement voltage enhancement system. Upon completion I vacuumed and cleaned the area, I also cleaned out inside of the control system cabinet and got rid of all the dog and cat hair. I then tested repairs and verified all heating stages are working safely and performing very well. Upon departure I left system at 72 in heat, it’s currently reading 72.

Today Mike and I arrived in Smithville and completed the fall evaluation. We verified all units are operating safely and they are performing well. We treated all the indoor water removal systems, we also washed and treated the outdoor unit using water. Customer renewed plan today, also spoke about cleaning out the entry way indoor unit which he is most likely to have done on his spring evaluation. Upon departure systems were all left in heating set for 69.

During the evaluation I found that the indoor air movement system is dirty and the high voltage is wired to bypass the breaker on the system. Found all other operations of the system operating properly at this time. Spoke with the customer about my recommendations today and he would like to wait until next visit so they can recoup some funds after the holidays.
